Is smoking/vaping allowed inside the home?
Smoking or vaping is strictly prohibited inside or near the building. Residents must remain at least 25 feet away from the building when smoking or vaping. Any damage caused by smoking or vaping will be the resident’s responsibility. Additionally, any smoking or vaping related disturbances will result in a lease violation. -
Am I allowed to have guests or visitors stay with me?
Guests are allowed to stay for up to 3 consecutive days. Any stay longer than 3 days requires written approval. If a guest stays for more than 3 consecutive days within a calendar quarter without prior written consent, it will be considered a violation of this provision. Occupancy is strictly limited to the individuals named on the lease. If you anticipate any guests staying longer than 3 days, please be sure to obtain prior written approval. -
Is Renters Insurance Required?
Renters insurance is required. It helps cover losses due to theft, fire, water damage, and other unexpected events that could result in significant financial loss. Additionally, renters insurance can provide liability coverage in case someone is injured in the rental unit. Having this coverage ensures that tenants are financially protected. -
When is my Rent Payment Due?
Rent is always due on or before the 1st of the month, and late if not paid by the 5th of the month. In accordance with your lease, a 10% late fee will be charged if rent is not paid by the 5th. We strongly encourage you to sign up for recurring automated payments in your Resident Portal so you can make sure that the rent is always paid on time. We are not able to waive late fees so making sure to pay your rent on time is very important. -
How do I pay rent?
You can pay rent online. However, your first funds (deposit and first months rent) will need to be brought into the office in certified funds. -
I want to move out, but my roommate wants to stay. What do I do?
You will have to be approved to live without your roommate on the lease, once you are approved, or you have someone moving in their place that has filled out an application and is approved. $150 fee -
My lease expiration is coming and I want to move out. What do I do?
As per your lease, we require a 30 day written notice to vacate. -
What Maintenance Items are my Responsibility?
Most repairs to the home are the responsibility of the owner. However, as a resident, you are responsible for certain maintenance tasks. Below are some examples of the items you are expected to maintain.
Replacing smoke and carbon monoxide detector batteries as needed Changing light bulbs, including those in vaulted ceilings Replacing HVAC filters every 30-90 days, depending on the filter type Managing pest control Maintaining landscaping unless in your lease.
Watering the grass and flowerbeds unless otherwise specified in your lease
Clearing plumbing
clogs Unjamming garbage disposals
Replacing thermostat batteries
Pressure washing the home as needed
Regularly cleaning out gutters.
These responsibilities help maintain the property’s condition and ensure a comfortable living environment.
